What is a home inspection?

A home inspection is an examination of a home by a licensed contractor or qualified inspector. The purpose of this examination is to make a reasonable effort to disclose the condition of the property on the day of the inspection. Inspectors examine structural components such as foundations, floors, walls, columns, ceilings and roofs, and exterior conditions such as trim, doors, windows, chimneys, decks, patios, and walkways. Inspectors also inspect plumbing systems, electrical systems, heating systems, air conditioning systems, and the interior of the home including walls, ceilings, floors, cabinets, doors, windows, and stairs. Inspectors usually do not examine features such as paint, wallpaper, carpeting, household appliances, and draperies. The home inspector's function is to provide an overview of the condition of the property and to disclose any major defects.
